Section 8 Housing

Montrose County Housing Authority administers the federal Section 8 Rental Assistance Program. Eligible households receive a voucher, which allows them to lease a home or apartment with rental assistance paid directly to the landlord. Tenants generally pay 30% of their adjusted household income toward rent and utilities. The Montrose County Housing Authority pays the difference between what the tenant can afford to pay and the rent the landlord charges.

Federal guidelines and MCHA policies determine the size of a unit a family may rent and the maximum level of subsidy based on bedroom size. New applicants cannot exceed the total maximum allowable fair market rent (FMR). Tenants will pay more than 30% if the rent and utility costs for their unit increase beyond the Target Rent and Utility Allowance limits. MCHA inspects the rental properties to ensure that they meet federal housing quality standards and that the rent charged by the landlord is a reasonable rent compared to similar units on the market. Families must apply for and qualify for the assistance ( click here for How to Apply for Housing). If families appear to meet the eligibility requirements for assistance, the family is placed on a waiting list. A preference on the waiting list is given to victims of domestic violence, homeless families, and families involuntarily displaced. Once a families name reaches the top of the waiting list, MCHA verifies their income and performs a criminal background check. If they are still eligible for assistance, MCHA issues the family a Section 8 Voucher. Generally a family is given 60 days to look for a rental unit owned by a landlord who is willing to participate in the program. Once they find a unit, the family receives a subsidy as long as they meet income qualifications and other program guidelines. Montrose County Housing Authority serves nearly 300 families through this program.

During the application process, you will be asked to provide information about the composition of your household, current income and assets,  and their criminal history. Upon completion of the application, the Housing Authority staff will review the application,  and enter the information into our computer system.

No family member my engage in substance abuse related criminal activity, or violent criminal activity.  Screening will be comprised of routine inquiries of any family member, 18 years old or older, through the Colorado Bureau of Investigation, and any other information provided to the Housing AUthority.

 

IF YOU ARE TERMINATED, OR HAVE BEEN TERMINATED FROM THIS PROGRAM IN THE PAST, FOR ANY REASON, YOU WILL AUTOMATICALLY BE BANNED FROM ANY FUTURE PARTICIPATION IN THIS RENTAL ASSISTANCE PROGRAM!
